Building a home is an inherently complicated process. It is not for the faint at heart, nor the buyer without a Realtor but it doesn't have to be difficult. In fact, armed with the right information, and proper representation (ME!) building your new home can be one of the most exciting and rewarding projects you'll ever undertake.
It is a common misconception that the real estate agent in the sales office or in a model home in a new home development can or will represent you. They are generally hired by the developer to represent the builders & they have no duty what-so-ever to advocate for your best interests, as a matter of fact, they are obliged to share any/all information you give them to the builder. Buyers also have the idea that without a Realtor they will get a lower price for the home. Wrong again. In the instances where buyers do not have a buyer's agent, the onsite agent will recieve both sides of the commission.

Throughout the entire process the best advice I can give you is to put everything in writing. Just because you ask the builder or builder's agent to do something do not expect it to be done. It must be in writing and signed by all parties!
